Energy Performance Certificate (EPC)

An EPC provides information on a property’s energy use and typical energy costs. Since 1st October 2008, private Residential Landlords in England & Wales have been legally obligated to provide prospective tenants with a valid copy of an EPC.

Gas Safety Certificate

Landlords in England & Wales are legally required conduct an annual gas safety check by a qualified Gas Safe registered engineer, and provide their tenants with a copy of the certificate.

Electrical Safety Certificate (EICR)

Since the 1st July 2020, all private rented properties in England must acquire an EICR for new tenancies. Landlords must provide a copy of the report to their tenants at the beginning of the tenancy.
